We appreciate that the obligations contained in a commercial property lease for a tenant are likely to be a significant part of that businesses overheads and it is therefore essential that the best possible terms to the lease are obtained.
We will work with you and assist in negotiating the heads of terms on which the commercial property lease itself will be based and provide expert legal advice in drafting any agreements that might be appropriate for that lease.
We will then advise upon and negotiate the actual terms of your commercial lease and all supporting documentation. This may include rent deposit deeds or a licence agreement to undertake certain works. If the property is mortgaged we will correspond with your lender to obtain the necessary consent to the granting of the lease.
If acting for a tenant we will deal with the necessary application to the Land Registry to register the lease and, if appropriate, the submittal of the stamp duty land tax to the Inland Revenue.
On behalf of the landlord we can also provide advice on licence agreements authorising a tenant to transfer their existing lease to a third party, as well as advising on the documentation allowing an existing tenant to sublet the property.
